What is a Commercial EPC Certificate?
A Commercial EPC / Non-Domestic EPC is required whenever a commercial building is sold, let or newly constructed. The certificate provides information about the energy efficiency of the building to any prospective buyers or tenants. It also tells the owners the best ways they could improve their rating.
The certificate provides the building with an energy rating of between A+ and G, with A+ being very energy efficient (net zero) and G being the least efficient. The EPC evaluates the performance of the physical building and the fixed heating, cooling or mechanical ventilation equipment used within.
The better the rating, the more energy efficient the building is, and the lower the fuel bills are likely to be. As well as the EPC containing a breakdown of a property’s energy performance it also lists any recommendations for improvements.

What is classed as a Commercial building?
A commercial building is basically one where any commercial activities take place with the intention of making a profit. This includes buildings such as offices, shops, cafes, warehouses, factories, hotels and many other types of business.
As long as a commercial building has a roof, walls and uses energy to control the indoor temperature by heating, air conditioning or mechanical ventilation then it will most likely require a Non-Domestic EPC.
However, not all commercial buildings require an EPC. Places of worship such as churches, synagogues, mosques and temples are exempt. As are listed buildings, temporary buildings (used for less than 2 years), some industrial & agricultural buildings, and small detached buildings with floor space under 50m². Other types of building may also be exempt.
